We take your brief and your existing plans and redraw the layout to scale. One considered plan with a round of amendments once you’ve lived with it. You get the reasoning behind every wall we move, written down, so you can hand it to a builder or an architect and be understood.

Brief & existing plans

Time together to discuss how you live in your space: Who cooks? Where does homework happen? Which room is always cold? Which room is never used?

We work from your estate agent or architect’s plans or measure ourselves if none exist. Then we show you what’s going wrong and explain why.

Proposed plan

We draw the arrangement we believe is right for you, to scale with furniture in it (including those pieces you already own and don’t want to part with). Flow, sightlines, and door swings all tested on paper first.

You’re paying for a considered opinion, so we provide one plan not a menu of five.

Amendments

We walk through the plan and hear what won’t work for you. Usually, it isn’t the design at all; it’s the bath you won’t give up, the door the children always use, the dresser that has to go somewhere. You fill us in on the important pieces only you know.

One round of amendments is included. The plan is redrawn and the reasoning written down. We’ll make sure you (and your builders) know why this wall goes and why that door moves.

Handover pack

Everything arrives as one PDF report you can forward to your builder, architect, or kitchen supplier without additional explanation. We finish with a call to answer the questions that only surface once you’ve lived with the drawings for a few days.

These aren’t building regulations or planning drawings, and we don’t calculate structure. If a wall turns out to be load-bearing (and we’ll flag where we suspect it), your builder or a structural engineer confirms it.

It’s not an interior scheme. No finishes, no furniture selections, no lighting design. This service answers one question only: Where should everything go?

If it turns out that your project needs an architect, we’ll say so early on and introduce you to one.

Attach whatever you have! An estate agent floor plan is a perfectly good start. We’ll come back within two working days with a fee and a realistic timescale.
